The plot has been bought. The budget has been assumed. The programme has been promised to a family or a landlord. Design then works within constraints that nobody tested.

A Blueprint tests them. It is deliberately small, deliberately paid, and deliberately independent of whether you go on to commission us.

A structured session mapping routines, relationships, privacy, hosting and how the household will change over the next decade.

Orientation, access, soil indications, services, setbacks, FAR, height limits and the approval route that actually applies.

What the site can genuinely hold, room by room, against what you have said you need.

A costed band with every assumption stated in writing, so you can see exactly what it does and does not include.

Why is the Project Blueprint paid?

Because it is real work, not a sales pitch. It involves a site visit, regulatory research, an indicative spatial programme and a costed investment range. Studios that give this away free either do it superficially or recover the cost inside the project fee later.

Do I have to continue with MIYAAR afterwards?

No. You own the output outright and are free to take it to any architect or builder. That independence is the point — a study you cannot use elsewhere is not advice, it is a lead magnet.

How long does a Blueprint take?

Typically three to five weeks from the Life Brief workshop to the delivered document, depending on site access and how quickly local authority information can be verified.

Is it useful if I have not bought the plot yet?

That is often when it is most useful. Evaluating two or three shortlisted plots for buildability, orientation, approval risk and true all-in cost is far cheaper than discovering the problem after purchase.
